
Country Place Sales in 2025
We received our updated appraisal from Smith County yesterday. It’s up almost 5% from last year, but still below what we believe is the current market value, so we probably won’t protest.

Obviously, there can be a wide variance between a home on 1 acre and one on 31 acres, or between a home with major updates and one with none. But if you think your new appraisal is unrealistic, this list may help you decide whether a protest is warranted.
Here is the CMA, which may be useful once you’ve identified the most relevant comparables. The 31-acre property is not included here so the list is more focused.
