19 shovel-ready platted lots near the center of Flint, TX. 20th lot is a Private Street, the City of Tyler will approve the existing road, curb & gutter as is, once the aprons & other submitted site work gets completed. Project work started in 2017, but halted before the WW line was completed, however aerial view photographs show on-site WW lines crossing under the existing street and the majority of the WW lines leading toward the Lift Station appear to be installed, though viability is unknown. Liberty Utilities has confirmed that there is capacity on the line. Engineering Project: Sewer LXA #6013 regarding Sewer & Water Service (see attached WW Engineering Plan and Agreement, formerly approved in 2016-17). Natural Gas line runs adjacent to the property. Water is available, and will be installed by the Southern Utilities once fees have been submitted. See attached Oncor Letter of Agreement, buyer to determine if this agreement is still valid; the demand requirement calculations have been completed previously. Buyer to satisfy self in regard to the accuracy of these statements, and the viability of the project and infrastructure for future use.
